Club Gemini Residences is a brand new condo on the city fringe, in Toa Payoh, that will launch for sale early 2016. Just around 6 minutes walk from Braddell MRT Station on the North South MRT Line, that is 10 minutes ride from Orchard Road & the CBD. It is developed by a JV led by Evia Real Estate, who sold out projects such as Lake Life in Jurong, and Heron Bay in Serangoon.

Toa Payoh is one of the most centrally located and popular residential estates in Singapore, with long term neighbours. It is a sought after location, in a mature estate with every amenity and convenience.

When does Club Gemini Residence open for booking?

Tentatively around March / April 2016. Could be earlier or later, pending approval for sale.

What is the Club Gemini Residence VIP Preview sales procedure like?

The normal procedure is as follows:

  1. Make an appointment to view the Club Gemini Residence showflat in advance. You can drop us a note below to do that.
  2. View the showflat where you can see the model and show units. You will get an idea of the project attributes, room sizes, finishes and fittings.
  3. We will also explain the different unit types and floor plans, and expected pricing range. (Note that before the actual VIP Preview i.e. launch, takes place, exact prices are never available. But we can get you an idea of indicative pricing.)
  4. If you like the project, and the estimated pricing is around your budget, we will give you a form to register your interest for the Preview launch. Attach your cheque & copy of NRIC.
    (This cheque will not be used at all unless you actually book a unit at the VIP Preview. It is merely to identify yourself as a serious potential buyer, so as to get a ballot ticket.)
  5. Once you submit the form and cheque, you will be issued a ballot ticket for the balloting on the VIP Preview day. This is the day that the project first opens for booking and sale, so you are among the first to select your unit. It also entitles you to any “Early Bird” discounts.
  6. You may still want to register for the VIP Preview even if indicative pricing is slightly above your budget. You never know – the actual prices for the Preview may come out below the indicative range, and you can then take advantage of it. Otherwise without a ballot ticket, you would not be eligible to do so, even if prices come out really good, like what happened at the Duo Residences & Sky Vue launches.
  7. On the Club Gemini Residence preview launch day, just turn up for the balloting at the designated time. If the prices are to your liking, join in the balloting. If not, just opt out.
  8. The balloting procedure is like a lucky draw. All the ballot tickets are thrown into a box. Then when balloting starts, numbers are pulled out and called. When your number is called, you can proceed to book a unit, if you like. So the balloting exercise is to determine who gets 1st pick of units, who 2nd, and so on. All the numbers are called, so everyone gets a chance.
  9. To book a unit, you need to pay 5% Option deposit. This is where the cheque you submitted earlier, is used. Then the unit is as good as yours. Subject of course, to your paying for the rest of it via bank loan +/or CPF funds +/or cash. See Payment Schedule here.

Must I book a unit at Club Gemini Residence if I register? Any fees or penalties if I don’t proceed?

No. Until you actually book your unit, you are under no obligation to proceed. You can decide not to come for the balloting, or not to book a unit even if you come.

No fees or penalties. We will return your cheque to you, no questions asked.

But once you have actually booked a unit and paid your 5% Option fee, if you subsequently decide not to proceed, the developer will forfeit 25% of your 5% Option Fee.

Am I eligible to buy the Club Gemini Residence?

    You are if you:

  • Are at least 21 years old.
  • Have fulfilled your MOP (Minimum Occupation Period) if you are an owner or essential occupier of a HDB flat or DBSS or EC unit.

No citizenship requirements. So no restrictions on foreign ownership.

When can I sell or rent out my Club Gemini Residence unit?

To rent, anytime after you collect the keys upon TOP (completion) of Club Gemini Residence.

To sell, anytime. Just note that sales within the first 4 years from date of your purchase are subject to the Sellers Stamp Duty (SSD). See details on this here (opens in new window).

What’s the payment schedule like? How much cash do I need?

Club Gemini Residence is a BUC (Building Under Construction) private condominium. Payable under Normal Payment Scheme. (Deferred Payment Scheme is only for Executive Condominiums.)

For the Normal Payment Scheme (NPS):

  • First 5% is from cash (via a cheque) at time of booking the unit.
  • Next 15% within 8 weeks of booking the unit. This 15% can be from your CPF OA funds, and/or from your cash savings. (Bank loan cannot be used here.)
  • You will need to pay your stamp duty to IRAS within 4 – 5 weeks of booking your unit.
    Basic Stamp Duty = (3% of purchase price) minus SGD$5,400

  • The remaining 80% can be from bank loan, CPF funds, and/or cash. Whether you can get 80% loan, or 70% loan, or less, depends on your age, income and credit assessment. If you need help to ascertain this, drop us a note here.
     
    This 80% is payable progressively, which means you (or the bank if you take a loan) pays out money as and when construction work reaches certain stages. So if you take a loan, your monthly instalments start small and slowly increase.

Club Gemini Residences . About Toa Payoh

Toa Payoh is one of the earliest satellite towns, and one of the nearest to the city centre. It is located on the city fringe and is zoned under the Urban Planning Zone by URA.

The layout of the town follows the urban planning principles of the time. The housing estate is pretty much self-contained, and offers just about all the amenities.

The town centre acts as its focal point. It bustles endlessly with activity from shops along its pedestrian malls, and from its two plazas, that house F&B & fast food outlets like MacDonalds, Ya Kun, and Starbucks. There is a wide range of shops, an NTUC Fairprice supermarket, banks, a community library, several law firms, and most well-known of all, the HDB Headquarters at HDB Hub.

The garden is famed for its display of bamboos, willows, and the brilliant yellows and reds of the Delonix regia trees, creating vividly coloured paths that offer a relaxing stroll or run around the park. At the centre of the park is a 0.8 ha carp pond that features a waterfall with a cluster of islands linked by bridges.

Club Gemini Condo Developer EviaA consortium of Evia Real Estate Pte Ltd (Evia), Maxdin Pte Ltd, and Gamuda Berhad won the site for the Club Gemini condo with a top bid of S$345.86 million or S$755.30 per square foot per plot ratio (psf ppr), in a very tightly contested HDB land tender.

Evia Group, the conglomerate, is owned partly by Evia Real Estate Management, and partly by the Ho Lee Group. According to Leslie Lim, Co-Managing Partner at Evia Real Estate, they aim to develop reasonably priced properties with good specifications.

The company has earned a strong reputation in the Executive Condominium (EC) market in recent years. Its first EC was the 416-unit Watercolours in Pasir Ris, that sold out within 6 months. That was followed by the 546-unit Heron Bay in Upper Serangoon View, that launched to enthusiastic response and was over 90 percent sold on its first weekend.

Evia’s most recent EC was Lake Life in Jurong, that opened to an even more overwhelming reception.
